By this I mean Realtors call me to show a listing in 20 minutes, Sellers have a life, Sellers have jobs, oftentimes kids - pets or other family living there,

Demand 24 hours notice, if they push a 20 minute to a 1 hour Showing they just want to use YOUR HOME to sell one of their listings. A Real Buyer will give more then this as notice, if they are really interested they plan it, they don't walk in to an office and say I want to see it NOW and really expect to get away with it.

Make the Realtors Respect You, or FIRE them and Sell as a FSBO.

Can I Get a Second Opinion ? You Deserve Independent 3rd Party Advice that is NOT Commission Based.

This question was asked on my blog today. Folks, DEMAND it, "Realtor Ethics" prevent one Realtor from interfering in another Realtors Transaction, it is one of those so called Ethics they love to tattle on each other over. While the Big Stuff seems to Go Unnoticed.

You have a Right to Real Estate Advice that is not based on whether the deal closes or not. You have a right to use a Real Estate Consultant, even if they are an NAR member and NOT have this violate their Selective Enforcement of Ethics... Even if there is a Buyers agent and a Sellers agent, you should be able to hire a 3rd agent to tell you an Unbiased opinion on what is going on. You pay this agent, this Real Estate Consultant whether or not the deal closes or not. This way you actually get a real estate service... Imagine that...

Do Realtors even Cheat the banks, yes I know Shocking but I want to share with you another tidbit shared with me tonight.

Do Banks know this Stuff? Maybe they just don't care.

Some Realtors take banks foreclosure listings and find a way to create a fake distress sale, sort of with the bank themselves. Another words the Realtor can do something such as list the banks Real Estate Owned property, and not tell the bank about buyers they get, interested parties or even tell the bank of offers. These Realtors simply find a way to keep the bank thinking their are no real buyers when really they have lied about interest in the property, kept other Realtors and their clients from making offers by lies and games and sometimes flat out telling a buyer oh you can't have that listing. At this point a Savvy Buyer will contact the bank direct and NEVER trust the Realtor that there is an offer, several offer, it is contingent or any other reason the lying Realtor tells you in which keeps you from Buying the Property.

These Realtors will even deliberatly enter the wrong zip code to keep buyers at bay, this way the lender will come down even more or be "More Willing" to sell very low and the Realtor themselves or a friend of theirs will then buy the bank owned property. Believe me NAR, Realtors are a HUGE, very Huge part in the financial collaps we are now in.
And many Realtors will Continue to Benefit from these properties that the bank owns. They will be a part of selling them for the banks, they will buy some of them, and their friends and investors will be buying those homes NAR sold you and told you it was a GOOD time to buy.

Someone Asked Me are the Realtors Protected?

Folks are seeing so many bad things that Realtors in there area are getting away with that they cannot help but as why? Real Estate fraud is not really investigated it is just pretended to be to keep the media and the Department of Justice at Bay.

So Yes I believe the Realtor, NAR member is protected. Just look at those Mountains of Broker Protections Clauses you see in your HUGE Real Estate constract.

the Multiple Offer Lie - One of many tactics the Realtor uses to push you to sign or drive your price up.

Realtors don't Lie about there Being another Offer Do They?

Well of Course they do, and boy do you folks fall for it. I have seen this lie first hand, nothing seems to push a buyer better then this lie of other offers either in or coming in. The Realtors does not have to Prove there is other offers, the Buyer just believes them and keeps going up in their price because they want the place.

With Buyers..."oh the other buyer just offered $350,000" - "ok then I will offer $365,000" - Oftentimes there is no other buyer. But if you think there is you are more apt to make an offer Right?

And with Sellers the Realtor will say "well they looked at another place today they really liked and they made an offer on it to" basically the Realtor makes the Seller believe if they don't take the offer "as is" then they will lose this buyer. The buyer may not have made an offer on another place, the buyer may not have even looked at any other place and may REALLY want yours and be willing to pay more.. but hey the Realtor represents the buyer right and wants you to hurry up and take the deal.


Some Realtor go as far as to show an offer, and it is a fake offer.


This is not ethical but happens all the time. If their are multiple offers why not just walk away, why fight it? You don't know if it is true or not so why even play the game. Just Walk Away. Why not just call their bluff. They may be creating a false frenzy and if not oh well, it is not worth the risk of paying to much or rushing in without knowing what you are really buying.

There seems to be no Begining and No End to the Fraud and Corruption among NAR members

Every so often I get stories that come to me that affirm that all the things I saw over the last 10 years are still very much alive and well in todays real estate market that the Real Estate Cartel NAR controls.

As Realtors, NAR braces and trains to get ready for this new way to Get your Money, the public is eagerly listening to their lies even though Realtors got them into this mess with their public announcements of Buy Buy nationally and locally Realtors pushed sales at higher prices, did not police data for quality control and assured buyers everywhere that it was a good time to buy. Meanwhile the MLS data was and is being used to create an entire market, a lending industry, a secondary loan market and no one seems to care that the data is not really accurate.

Sellers Contributions, Lies about Multiple Offers, No Data Control, Real Estate Comps easily forged, and tons of other industy secrets pushed the market way to high and well it had no where to from there except for down. And now the Realtors are working for the banks and the Realtors, Appraisers, Lenders and Mortgage Brokers are Back at it again to make money on those same houses and you the Seller that is Facing a Foreclosure, well you get nothing.

NAR created your Real Estate situation and they are not accountable. Why do you think they have a new president every year? I think it is so they will be a puppet and do as NAR tells them to do and have this suppposed prestigeous position when Really NAR is just using them to take the bad press when they later get called on their lies by folks like me.

The point of this post is to make sure that you know that even though I quit NAR 2 years ago, NAR is still doing the same stuff today and there is no end in site. Local Associations will not hold there STAR Realtors accountable, they will not take complaints from the public and there is no way to hold bigshot Real Estate Broker, NAR members accountable for the SHOCKING damage that they do to the real estate consumer. It is as if all agencies are afraid of Realtors, I guess that is because they have so much money and too much Political Clout.

I just want to say that this happens quite often. The buyer wants to make an offer but the Realtors says well they will offend the Seller and you don't want to do that or they may not work with you at all. And if the buyer does make that "low ball" offer then the Realtor tell the seller just to ignore it, you don't even have to counter, it is way to low.

So the Seller Does not Counter and the Buyer is left with well I guess I offended the Seller, but in Reality you should have your Buyers agent or you be there when the offer is presented and make sure that the Seller understands. Also the Seller should counter or the Realtor should encourage another offer, just leaving it at oh well you offended the Seller well that is just a bit too much and not really based in the Real needs of Buyers and Seller but instead a game by the Realtors. Most Sellers, though disappointed at a low offer, they won't be jerks about it, they will do something... to let the buyers know where they are at with all of it.. it is the Realtors that add games to the mix and alienated buyers and sellers forever.

Also on this note Realtors can have there Sellers sign something that they put in the file that says, don't bring any offers below such and such dollars. This way the Realtor can show the property and can reject offers right from their desk and they don't even have to tell the Seller they go an offer...

The Scam of “Premier” Listings at Coldwell Banker.

“Premier” Listings at Coldwell Banker are NOT what they pretend to be.

Coldwell Banker Realtors, not just Real Estate Agents, but NAR members make you think this is Some High Honor. They make you think Fancy Brochures, Websites and Big Time advertising they don’t tell you that you may have to pay for that advertising and you may not know, I didn’t that you have to actively participate in making them money by lowering your price.

If it don’t sell ( they Don’t Sell your Listing) in 3 Months, you have to take your price down 10%, and then another 3 months 10% again and this is whether the agent shows it or not, whether the agent treats you bad or not, and whether the Realtor, Coldwell Banker Agent even tries to sell your home or not.

The local example of a Coldwell Premier listing in my area is SHOCKING, for 2 years the agent has driven the price down on the Seller and they complied, though the Realtor did not show the home, now the selling is facing foreclosure and the Coldwell Banker Realtor says “Let the Bank Have It”, you see the Realtor and the Loan Officer are “Buddies” and You, the Real Estate Consumer, well YOU LOSE.

During this time of Non-Action from the Realtor in finding a Real Buyer the Seller did as much as they felt they could to find a buyer, they were NOT allowed by Coldwell Banker to seek outside advertising not related to Coldwell Banker, yet Coldwell Banker was not doing any advertising at that time. I myself who dominate the market online in my area where the real estate buyer is actually look, I had permission, from the listing Coldwell Banker Agent last summer to help in marketing this home and for FREE. My company put their property on 40 of our websites and had called in 3 days, the 4th day Coldwell Banker shut us down, though we were directing calls to the Seller and we did all this for Free, Video, HUGE slide shows, and on our website that we were and are number one in our area. The Coldwell Banker agent and their Brokerage directly interfered with FREE and VERY effective marketing to assist a distressed homeowner, and that was a year ago. This Coldwell Banker agent still has the listing and has tied the Seller to them.

Desperate the seller begged the agent for Brochures on their property so she could put fliers up all over town, the agent said well that is to expensive, you can have some Black and White Copies.

Now the Seller is Facing a Foreclosure and the Agent is treating them worse then ever.

Coldwell Banker agents push people into Foreclosure, as they “work with” the banks and keep your loan and your listing hostage.

This IS Wrong. Do not let Realtors treat you badly. You are in charge of your listing. You have rights and you do not have to Settle with the Way Realtors treat you. Many Sellers feel they have to do what the Realtor says or they won’t sell. This same agent has demeaned my Sellers by showing up for a showing an hour late and saying Hey You want to sell or what, I could leave with my clients.

I hear some really bad stories of Sellers trying desperately to do all the work to sell their own listing, while the Realtor does nothing and at the same time talks down to them, trashes them and treats them with horrible disrespect.

They don’t have to advertise or even try and sell but your stuck in your contract with them, no matter how they perform or what lies they may tell you. The NAR contracts that they tell you are “Standard” - they contain a whole lot of “Broker Protection Clause” sentences and statements to protect the Broker, the Brokerage, the Franchise, the Agent and NAR and NOTHING to really protect the Real Estate Victim (Consumer) from the lies, fraudulent activity or flat out Non-Performance by the Realtor or the Brokerage.

I called recently to show a Coldwell Banker Listing, 2 days past and the Broker never returned my call, so I call the secretary, the folks who really to the work for the Real Estate Broker. There is no Reason to “Hire” a real estate broker if the Secretary is going to do all the work anyway. Fire your NAR member, your Realtor. Sell without a Realtor. I guarantee you that your Realtor is Interfering with Your Home Selling and getting paid good money to do it, while at the same time leaving you with no Protection in your Real Estate Transaction.

Richard Gaylord is Lying in this Video and No one can do anything about it. NAR is Not held to the Higher Standard that they brag they are all about. NAR Should be held accountable for this dispicable Propaganda but they are not.
